Reverse Mortgages

In these uncertain times a Reverse Mortgage loan can bring much needed financial relief to those who are 62 and older. Many homeowners have found that a reverse mortgage loan is a great way for them to take advantage of the equity they have built up in their homes.

A reverse mortgage loan is different than a traditional mortgage. With a traditional mortgage loan you make monthly mortgage payments, but with a reverse mortgage loan the lender pays you money through monthly installments, a one-time lump sum payment, a line of credit or a combination of a line of credit and monthly installments. The money that you receive is dependent on your age, the value of your home and the current interest rate.

One of the great advantages of a reverse mortgage loan is that you are not required to pay the loan back until the home is no longer your primary residence or you fail to maintain the home, or fail to pay property taxes and/or homeowner's insurance or do not otherwise comply with the terms of the loan.  My wife and I were advised by our financial investment counselor to seriously consider a reverse mortgage knowing our present condition. He said that he has directed several people to do the same. He even said that if he were in our age bracket, he would do a reverse mortgage in a heartbeat. We just moved to Texas 10 months ago and we put a major amount of equity from our old home in our newly built home. We wanted to enjoy our remaining years to be comfortable without a financial burden.

That being said, to whom do you choose to begin the process to obtaining a reverse mortgage? There’s a lot of lending groups out there but after much research, we chose Affiliated Mortgage Lending. The simple fact is they were able to give us the largest lump sum of cash back in our pocket to reinvest in our home to improve it and pay off bills. Besides that, our personal advisor, Bill Biggs, made everything easy to understand and guided us through every step with little or no confusion. His personality was a great asset in that he made the business aspect as light as possible with levity. His assistant, Cynthia White, knew her “stuff” and guided us through details just as easily as Bill.

We want to encourage you to fully investigate what is involved with a reverse mortgage. Bill can help you there as well. Bill will not pressure you whatsoever, he is very patient and understanding.

We are very glad to have done a reverse mortgage knowing we are able to keep our home under our own ownership and have the financial freedom to enjoy our lives for years to come.
